North Myrtle Beach Rental Policy

Check-In: Check-in will be at our office, not the rental unit4:00 p.m. is our official check-in time, No early check-in is permitted without prior approval (based on availability). There may be a rare delay at check-in time for maintenance or special cleaning. If your arrival will be after 5:00 pm, your packet will be left in our lockbox which is located by the front door of our office. To open the lock box the code (will be provided in booking confirmation). Complete directions to the property will be included in the packet.  If you retrieve your check-in packet from our afterhours lockbox, you are required to come back to our office the following day to officially check-in.

Check-Out: 10:00 a.m. is your check-out time. Please remove all belongings, take out the trash, load & start the dishwasher, lock the unit, vacate the property and bring all keys & pool passes (if given any) back to our office.  You do NOT need to wash any of the linens.  Early check-outs should leave the keys & pool passes (if given any) in the office drop box located outside of the office front door. Lost or non returned key(s) will incur a service charge of $25.00 per key, lost or non returned pool passes will incur a service charge of $15.00 per pool pass.  Lost or non returned building/pool FOBS/keycards will incur a service charge of $200.00 per FOB/keycard.  Late check-outs must have prior management approval and may be subject to a $50.00 per hour fee, which will be charged to the credit card on file.

Accidental Damage Fee:  This non-refundable Accidental Damage Fee does not negate your responsibility as a tenant. The damage waiver is limited to a maximum coverage of $500 for all guests staying in the property (not to exceed maximum occupancy). Each guest will be covered by this waiver and will not be obligated to pay for accidental loss or damage to the rental unit or its contents. This does not include intentional acts, gross negligence, excessive cleaning, smoking, pets in non-pet friendly properties or willful conduct. Loss of use, guest’s personal property, rental equipment brought in from an outside company, damage caused by a violation of Rules and Regulations, and any damage caused to the outside of the property or common areas are not covered.  Any credit card or debit card accounts provided will be used to pay for any unpaid balances, uncovered damages, replacement or repair of any damaged or missing items that are not covered, or if excessive cleaning is required due to your stay with us, as we deem necessary. 

Rental Rates and Payments: We do accept VISA®, MasterCard®, Discover & AMEX or any other certified funds that would be most convenient for you for your final payment. This is a written confirmation listing all your vacation rental charges, vacation insurance (if applicable), occupancy taxes, processing fees, and any other requested rental service fees or items. There will be a $55 bank fee for any dishonored checks. The final payment toward your vacation rental is required 30 days before your arrival. If not paid in full 30 days prior you forfeit all monies paid.  All deposits and rents will be deposited in an interest- bearing escrow account with the interest accrued to the credit of NBR.

After Hour Lock–Out: A charge of $35.00 for each call. The guest will meet an agent at our office and pay upon arrival.

Cancellation Policy: If your cancellation is made more than 30 days prior to your reservation date, all payments will be refunded less the cancellation fee of $100.00 and the insurance premiums (if purchased). Any reservation cancelled within 30 days will have to be re-rented for the same rate and period before we can refund your payments less the cancellation fee and insurance fees (if purchased). If partially re-rented, your refund will be prorated.

          NOTE FOR MONTHLY WINTER RENTALS:  The initial $100 per month booking deposit is non-refundable.  Once the 30% remainder of the down payment has been made, the rent becomes non-refundable unless month(s) can be re-rented at the same rental rate.

Substitution: In the event that an owner of a vacation rental unit elects to remove his property from our management program or the property is deemed uninhabitable for whatever reason, we will provide comparable accommodations or give a full refund. We reserve the right to substitute suitable accommodations if circumstances require.

Minimum renting age & House Parties: Our standard minimum renting age is 25.  We do not rent to non-family groups unless ALL members of the group are at least 25 years of age or without prior management approval. Should a house party occur, occupancy will be immediately terminated and no money will be refunded.

Pets and Smoking: All of our units are non-smoking and pets are not allowed without prior approval.  Having a pet or smoking is a violation and material breach of North Beach Realty’s Rental Agreement and is grounds for eviction with no refund. The credit card on file will be charged $300.00 plus any damages for any breach of this policy.

          FOR PET RENTALS ONLY – Only a few select properties on our rental program allow pets.  If your group will be traveling with pets, you must be booked in one of these select properties and will be required to pay a $200 non-refundable pet fee.  If you do not see the mentioned pet fee in the payment info below, you must contact our office immediately to get proper approval.

Furnishings, Equipment, Amenities & Utilities: All homes and condominiums are privately owned and furnished and each individual owner is responsible for furnishing their own property.  All properties are complete with heat, air, and cable television(s) unless stated otherwise. Kitchens are fully equipped to accommodate the occupancy of the rental property.  All pools, elevators, onsite amenities, pest control services and utilities are maintained by the complex’s association and/or company and contractor hired by the property owner.  North Beach Realty is not responsible for the failure of any appliances or equipment, pool closures, on-site amenity closures, elevator malfunctions, pest control services or utility outages such as cable, Wi-Fi, power or water.  Rate adjustments will not be made for issues addressed within a timely manner or beyond North Beach Realty’s control.  Outside service contractors shall have the right to arrange, inspect, repair and treat during your occupancy.

Daily Cleaning: Daily maid service is NOT provided. You are responsible for the day to day cleaning of this unit for the length of your stay. Any excessive cleaning required due to your stay with us, as we deem necessary, will be deducted from deposit. If your stay is 2 weeks or longer, ask us about adding additional cleanings during your stay (additional fees apply).

Departure Cleaning: Before your departure, we ask that you remove all items from the freezer and refrigerator, load and run the dishwasher, return all items to their original place, carry out all trash and close and lock all windows and doors. You do NOT need to wash any of the linens provided.  You will be responsible for leaving the property in a secure and orderly condition. Damages or excessive cleaning required will be deducted from deposit.

Linens: Bed and Bath linens are provided with all rentals and are included in your total price.  You are responsible for the day to day cleaning of provided linens as needed throughout the length of your stay.  If you would like mid-stay linen change out, please contact our office in advance (additional fees apply).  Any damages to those linens (removal of make-up, self tanning lotions, hair dye, washing of vehicles, etc...) will be deducted from the deposit.

Lost and Found: North Beach Realty is in no way responsible for personal belongings left behind in the property. A $25 service fee and shipping costs will be billed to your credit card if you request us to package and return items you leave at the property. Lost or non returned keys will incur a service charge of $25.00 per key, lost or non returned pool passes will incur a service charge of $15.00 per pool pass.

Vacation Rental Equipment: Cribs, high chairs, beach umbrellas, boogie boards, bicycles and much more can be rented from or

Parking: Parking permits are required at all condominium complexes and most properties have parking restrictions.  Most condominium complexes only allow two (2) vehicles per unit and most do not allow motorcycles, boats, trailers, campers or golf carts. You must make your own arrangements should you bring a vehicle that is not permitted and/or exceeds the two (2) vehicle limit per unit.  North Beach Realty is not responsible for any parking area enforcements such as towing or ticketing.   North Beach Realty does offer free parking at our office on a 1st come basis.  North Beach Realty is not responsible for any theft or damage to vehicle or belongings while parked at rental property or our office.

Subletting Prohibited: Guest acknowledges subleasing rental property shall immediately void rental agreement with no refund due.

Guest Occupancy: Occupancy (including small children, infants and visitors) shall not exceed the stated occupancy number for the unit. Overcrowding is a violation of the lease and you may be asked to vacate the premises or incur added charges.

Travel Insurance: Travel insurance covers cancellations due to "unforeseen circumstances" such as unexpected illnesses, deaths, or mandatory evacuations in the event of a hurricane. This plan is optional and is being offered as a way to help you recover your rental investment should cancellation become necessary. Insurance must be purchased more than 30 days before your arrival. Please call our office if you wish to purchase this insurance.

Liability: Tenant and guests hereby agree(s) to make restitution for, hold and save harmless North Beach Realty, LLC ,their employees, and the property owners from loss, damages, claims, demands, suits, judgments, liabilities or any causes whatsoever, which the owner or North Beach Realty, LLC would be otherwise held responsible for arising from any injury or death to persons or property, or any claim on account thereof resulting from Tenants or guests use of premises or Tenants or guests’ failure to comply with this agreement, either in or about the occupied property or elsewhere.

North Beach Realty as the agent, or the owner of property, shall not be held liable for any damages or injury to the tenant or to any other persons, or damages to any property occurring on the premises or any part thereof, or in common areas thereof, and the tenant agrees to hold the agent and owner harmless for any claims of damages, no matter how caused. The agent will not be held responsible for acts of theft, vandalism, or other damage to guest’s personal property or vehicle.

By accepting this rental agreement as the guest, this certifies you the guests name appears on the confirmations agree to be responsible for any damage to the dwelling or grounds and to the furnishings which occur during your stay through act or negligence of you, your family, friends, or social guests, and adhere to all rules and regulations governing the property you occupy. You agree to surrender the property at the time and dates specified in as a good condition as it was at the beginning of your stay, except for reasonable wear and tear, act of God, and / or Cause over which you have no control. If the unit is not left in satisfactory condition, you will be charged for repair and restoration to satisfactory condition, plus lost of rents.
